Often you will have the assistance of a investment advisor, but more often than not, you have to start somewhere and do research yourself, but where do you find the information?

Demographics and Market Trends
To determine what is happening in an area you need to know who is living there and what is likely to happen in the future. They can also assist in helping you decide on when to buy in an area.

Before jumping into a property, you need to be able to see what the vacancy rates are for the area and median rents. 
Suburbs and Street Data
To find out what comparable properties are selling for you need historical data -  usually the past 12 months. Some suburb historical data goes back 5 years, while some street information can go back 10-15 years - which is valuable information to show the change in an area over time.
