Child Safety In Rental Properties


Renting to families is a smart move.  Parents tend to be stable, they don't want to move around a lot and are reliable and responsible. To ensure that they remain in your property for a long period of time, it's important that your property is safe for children. (It goes without saying that it should be safe in general, but there are a few other considerations when it comes to children.)

Parents are ultimately responsible for their children's safety, but here are some things to keep in mind when you are renting to families:

Pools/Spa: If you have a pool or a spa on your property does it comply with Australian Law ? All states and territories have laws, make sure that your pool  complies.



Smoke Detectors: Install them and inspect them! Remind parents to change the batteries and not unhook them when they burn the toast.

Extra Vigilance: Holes in fences, exposed wiring and downed tree limbs should always be attended to quickly. However, small children are curious beasts and  will view these as new play toys. Fix these type of issues quick!

Play Structures: Do you have a play structure on the property? Make sure that it is well maintained and properly constructed.

Windows and Balconies/Railings: We've all heard the horror stories about these. Make sure upper windows have safety latches and balconies do not allow a head or body to fit through.

Banisters: Stairs can be a playground for children, make sure that banisters  are sturdy and are of adequate height.

Lighting: Make sure lighting is adequate to ensure little feet aren't tripping over in the dark.

Motion-sensitive Garage Doors: Kids are fast and they tend to like things opening and closing. Make the garage safer and install a motion-sensitive garage door, that will retract if a someone steps in the way. (This is a fairly typical feature these days.)

Non-Slip Strips:  Putting treads on slippery areas could prevent accidents.

Safety Pamphlet: If you have an apartment complex and you rent to a large number of families, you may want to consider putting together a pamphlet which highlights some common dangers that small children may face on the property i.e. pools, parking lots etc.
