What would you do with this kind of Property Manager?


So you have a rental property and you have made the decision to employee a Property Manager to take care of it. You want to be able to enjoy the benefits of owning but you don't fancy dealing with the stress. The property manager you've selected seemed nice and ticked all the boxes, so all looks good so far.

Lets skip ahead...

It's been 12 months and you've heard practically nothing from your Property Manager. You've been receiving the rent into your account, so no major red flags have been raised.

However, you've called them several times because you've had some questions, but they do not return calls. You've emailed, again no response. On the odd occasion that you've spoken to your agent, he/she comes across as being defensive, and also slightly annoyed that you actually have questions. 

Now you've heard some news that has thrown you. Perhaps you've found out that your long-term tenant won't be renewing a lease, but has requested that they go month-to-month. The property manager said they can only go month-to-month for a 2-month period, after that they have to leave!

What should you do?

Change property managers!

If you are having trouble getting in contact with your property manager, if they are not forthcoming with information, if they are mishandling a good tenant, then it's time to find a better property manager.

Property Managers are employed by you, they should be fantastic communicators, they should know that good long-term tenants are worth gold, and they should treat you with respect.


You can change your property manager at any time, as long as you check your contract and supply the legally contracted notice, so yes, you can change. In this case I would recommend it highly!
